LOS ANGELES, CA — A new analysis by Parksy (parksy.com), the free parking marketplace, reveals a stark geographic divide in available parking near America's biggest stadiums and arenas. The company counted its listed parking within five miles of twelve major venues, finding that urban arenas like Madison Square Garden (1,986 options), Soldier Field (1,583), and Fenway Park (587) dramatically outpace their suburban counterparts. In contrast, AT&T Stadium offers just 107 listings, Allegiant Stadium 96, MetLife Stadium 58, and Hard Rock Stadium a mere 18.
The pattern reflects a structural reality: downtown venues inherit the parking infrastructure of the surrounding city, while suburban stadiums are often ringed by residential streets with limited commercial parking. SoFi Stadium falls in the middle with 277 listings, out of more than 32,000 spaces on Parksy nationwide. The company notes that these counts reflect its own inventory, not total parking availability in each area.
According to Parksy founder Daniel Battaglia, the missing supply is already built: it's the driveways of nearby homeowners. Parksy allows residents to list driveways or unused spots for free, with no posting fee, commission, or lease paperwork. Owners set their own prices, keep all earnings, and choose available dates. Battaglia argues that stadium neighborhoods represent a classic failure of parking arithmetic. "Demand arrives eighty thousand cars at a time and supply is whatever the official lot holds," he said. "The difference is standing on residential concrete twenty feet from the sidewalk. That is not a shortage of parking. It is a shortage of introductions."
This data highlights an opportunity for homeowners near major venues to monetize unused space, while offering drivers more convenient and potentially cheaper alternatives to official lots. As fans flock to stadiums for concerts and games, the gap between urban and suburban parking availability underscores the need for innovative solutions that connect drivers with existing residential spaces.
