MUNICH, GERMANY - The newly formed Nexum Group AG has entered the commercial register, marking the official launch of an integrated residential real estate developer focused on Germany's top-7 cities. The company emerges from the strategic realignment of the former Creditshelf AG, with First Capital AG acquiring a majority stake in June 2026. Shareholders approved the name change, amended the articles of incorporation to reflect the new business scope, and elected a new supervisory board.
Nexum's business model targets the rapid execution of residential projects in prime locations. The company acquires developments that already have building permits or are expected to receive them in the near term, eliminating significant development risks. This approach shortens project durations to 15-30 months, reduces tied-up capital, and ensures high planning certainty. The company leverages technology and data-driven processes to analyze, prioritize, and evaluate potential projects, enabling faster screening and execution compared to traditional developers.
Currently, Nexum has a qualified deal pipeline with a total development volume exceeding €1 billion, with several projects near completion. The management team brings extensive experience from real estate, M&A, and capital markets, having advised on transactions worth more than €30 billion. CEO Philipp von Erffa, with over 13 years in real estate and involvement in deals exceeding €20 billion, leads the investment strategy and scaling efforts. CFO Sebastian Holl, with 30 years in finance and capital markets, oversees financial operations and capital markets strategy. Claudia Vucak, as Chief People & Legal Officer, manages organizational development, legal, compliance, and governance.
The supervisory board comprises Dr. Johannes von Bismarck (Chairman), Dr. Annedore Streyl, and Marquard von Pfetten-Arnbach, bringing expertise in private equity, investment banking, and governance.
This launch signifies a new category of project developer focused on rapid implementation, capital turnover, and scalability, supported by data-driven systems. For more information, visit www.nexum-group.de.
