Host Digital CEO Outlines RightScaled Data Center Strategy Targeting AI and HPC Workloads

Host Digital Inc. (NYSE American: HOST), a vertically integrated digital infrastructure company, issued a shareholder letter from CEO Harmol Samra outlining its strategy to develop, own and operate RightScaled data centers for artificial intelligence (AI) and high-performance computing (HPC) workloads. The company is targeting facilities with 20 to 100 megawatts of grid power, focusing on sites with existing or near-term power infrastructure to shorten development timelines. Its Sponsor has four additional sites in its pipeline representing more than 450 megawatts of potential gross power capacity that could be delivered to tenants by the end of 2027.

Host Digital said its first project in northeast Oklahoma has a 15-year, take-or-pay lease covering 55 megawatts of gross capacity and approximately $1.25 billion of contracted base-term rent, including 3% annual increases. The company is targeting delivery in the first quarter of 2027 and is working to finalize project financing, design and buildout and system testing. Host said the lease begins with approximately $67 million in contracted first-year rent, while customer renewal options could bring total rent to approximately $3.2 billion over 30 years if all are exercised.

The strategy matters because power availability has become the defining constraint in the race to build AI infrastructure. By concentrating on sites with existing or near-term grid access, Host Digital aims to avoid the long interconnection queues and permitting delays that can add years to data center projects. The 20 to 100 megawatt range is also significant: it is large enough to serve serious AI and HPC deployments but small enough to be replicable across multiple locations, allowing the company to scale without betting on a single mega-campus. The Oklahoma lease provides a template, with a take-or-pay structure that gives Host Digital predictable, contracted revenue while tenants secure dedicated capacity.

For investors, the shareholder letter puts concrete numbers behind the company's pipeline. The four additional sites represent more than 450 megawatts of potential gross power capacity, which, if delivered by the end of 2027, would position Host Digital as a meaningful independent player in a market increasingly dominated by hyperscalers. The company's vertically integrated model—owning the real estate, power, and data center infrastructure at each site—also differentiates it from operators that lease shell space and leave power procurement to tenants. By providing turnkey facilities where tenants deploy their own compute and model layers, Host Digital captures long-term lease revenue without taking on the technology risk of selecting chips or AI models.

Host Digital's dual operating structure adds another layer of interest. Alongside its data center business, the company operates 19 natural and organic grocery stores across six states under brands including Ada's Natural Market, Paradise Health & Nutrition, and GreenAcres Market. That grocery division, inherited from Healthy Choice Wellness Corp. following a merger, generates consistent cash flow that can help support the capital-intensive buildout of data centers.
