Homebldr, a technology-driven investment financing platform, has launched a subscription-based product that eliminates its origination fees for 12 months. This model targets active real estate investors who close multiple deals annually, offering a potential 39% reduction in fees compared to traditional per-deal origination costs.
Origination fees are typically viewed as a fixed cost. On a single loan of $417,000 at 1.3%, the fee is approximately $5,421. However, an investor closing six such deals over a year—totaling $2.5 million in loan volume—would pay $32,526 in homebldr origination fees under the conventional structure. The subscription model changes this calculus. For example, the Growth tier, covering up to $2.5 million in annual loan volume, costs a flat $20,000 upfront. This represents a saving of roughly $13,000, or 39%, over the per-deal approach.
Adam Eldibany, founder of homebldr, notes that investors often fail to calculate the annual impact of origination fees. “The per-deal number felt fine. The annual number does not,” he says. The subscription is available in three tiers: Core (up to $1 million), Growth (up to $2.5 million), and Scale (up to $5 million). Investors typically break even after using 45% to 65% of their allotted volume.
Beyond savings, the subscription fee offers payment flexibility. Unlike traditional origination fees, which must be paid in cash at closing and subject to sourcing documentation, the subscription fee can be paid via credit card, gifted funds, or buy now, pay later providers like Affirm or Klarna. This keeps capital in the investor’s hands and streamlines cash management.
Homebldr operates as a broker, providing access to a network of over 80 capital partners. Eldibany emphasizes that direct lenders often offer retail terms, while brokers can access wholesale pricing not available to individual investors. “Investors who limit themselves to direct lenders are excluding an entire segment of the financing market,” he says. Subscribers benefit from these wholesale terms without additional fees, potentially securing better rates and lower costs.
The subscription model represents a structural shift in how real estate investors approach financing costs. By converting variable per-deal fees into a fixed annual expense, homebldr aims to simplify budgeting and reduce overall expenses for active investors. For those closing multiple deals per year, the subscription could deliver both immediate savings and improved access to capital.
