The initiative, currently operating at a 418-unit property in Lubbock, Texas, owned by Integrity Holdings Group (IHG), offers residents free access to Dave Ramsey's Financial Peace University, covering debt reduction, credit building, and savings strategies.
The need is clear. The average U.S. homeowner has a net worth of over $350,000, while the average renter has a net worth of about $10,500. Libman argues this gap is not primarily about income but about a lack of financial knowledge. Many renters never learned how to build credit, save for a down payment, or get out of debt. The program aims to fill that void.
The Lubbock property, composed of individually deeded duplexes, provides a unique pathway: residents who complete the program and meet milestones can purchase their own units, moving from tenant to homeowner—and potentially to landlord. Partnerships with local credit unions and banks facilitate this transition. Libman notes that such a shift can change the trajectory for a single mother and her children.
Beyond the social impact, the model delivers tangible business benefits. Properties running structured community engagement programs see lease attrition drop by 40 to 50 percent. Residents with strong social ties within the complex are 45 to 50 percent less likely to leave. Lower turnover reduces costs and stabilizes income, making the financial literacy program an investment in asset performance.
Investing With Purpose is also expanding into summer tutoring and kids' programming to address learning gaps for children in multifamily housing. The overarching goal is to meet real needs, build genuine community, and create environments where residents want to stay.
